Inkwise exists to give Singapore renters honest, verified information about properties and landlords. These terms explain the rules that keep that information trustworthy and fair for everyone — tenants, landlords, and future renters alike. By using inkwise.club ("the Platform") you agree to these terms. If you do not agree, do not use the Platform.

1. Who can use Inkwise

You must be at least 18 years old and have held a tenancy in Singapore to submit a review. Account access requires a verified magic-link email login. Reading reviews requires no account.

2. Reviews — what they are and what they aren't

Reviews on Inkwise reflect the personal experiences and opinions of individual tenants. They are not statements of independently verified fact. Inkwise verifies that a reviewer held a genuine tenancy at the reviewed property; it does not independently verify every claim made within a review.

  • Each review must be backed by a verified tenancy agreement for the reviewed property.
  • Reviews must be based on your own first-hand experience as a tenant of that property.
  • Reviews must not contain false statements of fact presented as established truth. Opinions clearly framed as personal views are permitted.
  • You grant Inkwise a non-exclusive, royalty-free licence to display, reproduce, and distribute your review on the Platform for as long as it remains published.
  • You retain ownership of your review content.
  • We reserve the right to decline to publish, edit for formatting, or remove any review at our discretion, including following a successful dispute or takedown request.

3. What \"verified\" means

The "Verified Tenant" label means Inkwise has confirmed, through document review against public URA/HDB records, that the reviewer held a tenancy at the reviewed property during the stated period. It does not mean Inkwise has independently verified every statement or claim in the review. Readers should treat reviews as personal accounts and form their own judgement.

4. Verification documents

By uploading a tenancy agreement or Stamp Certificate you confirm that:

  • You are a party to the agreement or are otherwise entitled to use it for verification purposes.
  • The document is authentic and has not been altered or fabricated.
  • You consent to Inkwise processing the document through Claude AI (Anthropic) for the sole purpose of extracting property address, unit number, and tenancy date information.

5. Prohibited conduct

The following are strictly prohibited on Inkwise:

  • Hate speech — content that is derogatory, discriminatory, or threatening on the basis of race, religion, nationality, gender, sexual orientation, or disability.
  • Doxxing — publishing or referencing any individual's full name, phone number, personal address, NRIC, email, or other identifying details in a review.
  • Defamatory content — false statements of fact about identifiable individuals presented as true, accusations of criminal conduct that cannot be substantiated, or content designed to damage reputation without factual basis.
  • False reviews — submitting fabricated experiences, reviewing a property you did not rent, or submitting a review on behalf of another person.
  • Document fraud — uploading altered, fabricated, or misrepresented tenancy documents.
  • Circumventing verification — any attempt to bypass the tenancy verification requirement.
  • Abusive takedown requests — submitting takedown requests without a genuine basis, particularly to suppress legitimate reviews.
  • Illegal conduct — any use that violates Singapore law, including the Protection from Harassment Act, the Computer Misuse Act, or the Defamation Act.

6. Moderation

All reviews are subject to automated AI moderation and, where flagged, human review before publication. Inkwise may remove, edit (for formatting only), or decline to publish any review at any time. Moderation decisions are final, though you may appeal by contacting us. Repeated violations of these terms may result in account suspension or permanent ban.

7. Landlord disputes and takedown requests

Landlords and agents who believe a review breaches these terms or contains factually incorrect statements may request a takedown by:

  • Using the \"Report a review\" link on the relevant property page, or
  • Leaving an enquiry via the feedback form (the "Share feedback" button in the navigation) with the review URL and supporting evidence.

We will assess each request within 5 business days. We will remove a review if it breaches our community guidelines or if the requestor provides credible evidence of a materially false factual claim. We will not remove a review solely because a landlord disagrees with a tenant's opinion or rating.

Inkwise does not mediate landlord-tenant disputes. A successful takedown removes the review from public view; it does not constitute a legal finding regarding the review's contents.

8. Account termination and review retention

If you delete your account, your published reviews may remain on the Platform in anonymised form (with no account link) unless you explicitly request their removal at the time of deletion. Lease documents are deleted within 12 months of account deletion. If your account is suspended for violations, your reviews may be removed at our discretion.

9. Disclaimer

Inkwise publishes reviews for informational purposes only. Reviews represent the personal opinions and experiences of individual tenants and are not independently verified statements of fact. We do not endorse any review, and we make no representations about the accuracy of individual claims, the quality of any property, or the conduct of any landlord. Rely on reviews as one input among many, at your own risk.

10. Intellectual property

The Inkwise platform, name, and design are owned by inkwise.club. You retain ownership of the review content you submit. By submitting a review you grant us the licence described in section 2 above.

11. Limitation of liability

To the maximum extent permitted by Singapore law, Inkwise is not liable for any loss or damage — direct, indirect, or consequential — arising from use of the Platform, reliance on any review, or the outcome of any landlord-tenant dispute in which a review played a part.

12. Governing law

These terms are governed by the laws of Singapore. Any dispute arising from these terms shall be subject to the non-exclusive jurisdiction of the Singapore courts.

13. Changes to these terms

We may update these terms from time to time. We will notify registered users by email of material changes. Continued use of the Platform after changes take effect constitutes acceptance of the updated terms.
